Lydens – sewer and ditch plans (subject to change)

May 17, 2006

At the 4/26 meeting, Chris Budeski, C.A.N. member and the engineer for Gallatin Valley Real Estate, briefly discussed the sewer plans for the Lyden development east of Fowler Extended.

Chris graciously gave Mike Cole (302 Sweetgrass) a set of preliminary sewer drawings. You are welcome to borrow the drawings.

Basically, the sewer will be put in as follows (according to the preliminary drawings). From Durston to the French property north boundary, the sewer will run east of the existing ditch. The sewer line will cross over to the city right-of-way just north of the French property line (i.e., just north of Cascade St.). From this point, the sewer will run just west of the French fence all the way to Babcock.

Chris said they plan to pipe the existing irrigation ditch from Durston to the north boundary of the French property line. The Farmers Canal Company insists that their ditch be piped.

At one of the city commission meetings, Chris showed a rough sketch that had the ditch pipe buried just east of the Sweetgrass property lines (i.e., a few feet east of the telephone bozes).

Chris said that GVRE (the developer) will distribute flyers to the residents on the east side of Sweetgrass prior to them piping the ditch or putting in the sewer line. Apparently the City does not require this notification – it’s a courtesy.

Bylaws approved!

The C.A.N. bylaws (as amended during the meeting) were approved at the April 26 meeting. I will post the approved bylaws as soon as possible.

Mixed Use Forum – May 10

May 9, 2006

A message from Bozeman’s Neighborhood Coordinator:

Residents are invited to attend a public information and discussion meeting on mixed use in Bozeman—how it works now, examples of best practices from other communities, a new Neighborhood Mixed Use Zoning District proposal, and participants’ suggestions for fine tuning of City policies, zoning, and regulations regarding mixed use in our community.

The meeting will take place:
Wednesday, May 10, 7:00–10:00 P.M.
Gallatin County Courthouse, 311 W. Main Street
3rd Floor Community Meeting Room

Members of the City Commission, Planning Board, and Zoning Commission will be attending. The City welcomes participation of Inter-Neighborhood Council members, residents of city neighborhoods, development community members, representatives of downtown organizations, representatives of organizations interested in effective urban land use practices, and other interested citizens.
The meeting will include presentations on current zoning and regulatory options for mixed use in Bozeman, the new zoning proposal, regional and national examples of mixed use (presented by MSU Architecture Professor Ralph Johnson). Then there will be open discussion on topics such as how current policies and regulations are working, suggestions on fine tuning of policies and regulations to encourage mixed use appropriate for our community, downtown issues, and neighborhood considerations for infill mixed use.

Marcia Youngman will facilitate the meeting, with the Community Mediation Center providing meeting assistance. If you have questions or would like an e-copy of the zoning district proposal, e-mail Marcia (marciay@mcn.net).
